Question: Are you going to list my house on the MLS or are you actually buying it?
Answer: We don't list houses on the MLS because we aren't Agents. We are professional house buyers. We buy and fix up houses for a living...We look for "value add opportunities"....meaning...we will either fix up your house by updating the kitchen, baths, add a bed room or bath room, build an addition, add a second story etc...and then we'll sell it again or keep it as a rental.
Question: Will you give me a fair price and how does this all work?
Answer: Absolutely! What we have found over the years, is that people just want to be treated fairly, to be heard...and at closing, walk away feeling that it was a positive experience and they got a fair deal. Most people absolutely hate dealing with some slick fast talking used car salesman and dealing with all the high pressure sales. There's no need for any of that nonsense. While many houses are similar in size, style, location and condition, every sellers situation / your situation is unique.... Many times it's the situation that needs to be factored in when developing our offers. Sometimes sellers need to sell within days to avoid a foreclosure or to move a loved one to a medical care facility. Sometimes people just want to sell now without doing any repairs at all...and know exactly how much money they will have in their pocket, BUT... they still need time to pack up and find another place to live....It's not all that uncommon, and we've often helped make it a seamless process.... We make our offers based on several criteria....Size, Style, Location / Market, Neighborhood, School district, the Condition of Your Property...and most importantly, Your Situation and Time Line for Selling. Lastly...we look at the "Value Add Opportunity" and ask......"Does this make sense financially for You the Seller and for us the Buyer?" While there are many factors that come into play when Developing Our Offer........we have this process dialed in and streamlined which allows us to present you with a fair offer rather quickly. The whole process is simple and easy to understand. When we get on the phone, we'll get some basic information about the property, what you'd like to see happen and your time line for selling. Then we'll do some research and crunch some numbers to develop our offer. We don't "just throw a number out there"....that's just wasting everyones time... It has to make sense for you and for us.... Sometimes this the research takes an hour or so...sometimes a little more to do the proper research. Answer: Nope. We don't charge ANY fees or demand any commissions. We even cover closing costs most of the time.

Question: What makes you different from real estate agents?
Answer: Real estate agents list your property and then wait for someone to make an offer, which usually involves having to make repairs or concessions before you can even accept their offer. Todays potential buyers are very picky and expect everything to be newly updated or brand new like HGTV or Better Homes and Gardens. The time on the market is usually around 1-3 months on average. Then the Agent takes 6% of what your house finally sells for and leaves you to pay all the other fees, and closing costs. BUT... before any of that happens, the Agent will insist that you to make repairs and updates to your property, before even listing your property. That's just a lot of wasted time and hard earned money.
